Information For Prospective Renters
A one (1) year lease is required at the time of the lease signing. The first month’s rent and the Security Deposit, which is equal to one month’s rent, are due at the time of the lease signing. The complete Security Deposit and First Month’s Rent must be paid in full before tenants gain access to the apartment.
The security deposit plus interest will be returned at the end of the lease period less any unpaid rent, damages, extra trash collection, or charges for cleaning and painting, etc.
The responsibility for the payment of utilities varies from building to building. In all cases, tenants are responsible for the payment of their electrical usage. Please check with our property managers or call our office to find out what your responsibilities are for the cost of utilities for a specific building. All of our buildings are wired for cable, internet, TV and telephone.

Are You A Student Looking To Rent?
Student Rentals : For our apartments that are considered to be “Student Rentals” or are located in the geographic area between the University of Vermont (UVM) and Downtown Burlington with a lease start date of June 1st, we are happy to show them and write leases anytime from the previous September on. Due to the high demand, the busiest time for viewing apartments and locking them in with leases is from September 15 to December 15. We recommend that you have as many members of your group as possible with you when you visit the apartments. This will speed up the procedure and minimize your chances of losing the apartment to another group. If lease payments are to be guaranteed by an individual not residing at the property (example: a parent will be responsible for a student’s lease payments), the Lease Guarantee Agreement must also be filled out. This form needs to be completed if specifically requested by the landlord, and is generally required for all student tenants.
